Subject: Town Hall Meeting
Attendance: 16 – Residents of Pine Mountain POA, Inc., including one board member
Meeting started at 11:00
Attendees were given an opportunity to openly speak on any topic of concern and organize these concerns in a priority sequence. Below are the results of the open discussion:
- Water issues – how to find a new buyer for our water system
- Road conditions – when will they be repaired
- Gates – Security – what is the legal situation, change the gate locations, repair the old gates, too many non-residents on our roads with the gates open
- Finances – lack of finance accountability; transparency, need to generate funds
- Golf Course – majority of attendees wants the golf course to reopen
- Concerns of the current board: Notify members of all actions, want to meet in person, cannot do zoom or online meetings, want a president that isn’t afraid of the members, all board responses to members are negative in nature, who is going after delinquents, stop all individual private talks
- Shook & Tarlton Realty – not doing their job
- Remove all board members and start fresh – Question: What are the qualifications required to become a board member? (see below)
At the end of the meeting – attendees discussed holding another meeting. Information on any future meetings will be announced through email, Facebook, bulletin board, door-to-door.

Remember: Members vote in the Board of Directors, therefore the board works for the members. Committees, employees, and contractors work for the Board.

To Remove Board of Directors: Proceed in two sections:
Note: Members can remove one or more Members of the Board with or without cause.
Section 1:
- Establish a Nominations Committee of at least 3 persons. This committee will be directed to seek out individuals, who are willing to be on the PM BoD, who are qualified and have answered all questions to the satisfaction of the Nominations Committee (why do they want to be on the board, what do they bring to the table, how do they see PM in ___ amount of years, etc.) These persons must be willing and able to read and understand all governing documents associated with Pine Mountain and understand the requirements and expectations of the Board according to all governing documents.
- If interested future board members do not qualify, their names will not be included on the ballot.
- Members of the current board are eligible to apply to participate in the election, provided they qualify.
Section 2:
- Set up meeting – Subject must be: Removal of Board of Directors (Should include: Vote in New Board)
- Meeting notification must be sent out to ALL Pine Mountain Property Owners by the Secretary of the Association (Board Secretary). All votes must be verifiable (Burke County GIS) prior to allowing anyone to vote. All Nominees Dues/Assessments must be paid/current.
- Send a letter to the current Board of Directors informing them they have been removed. Demand all keys (prepare to change all locks), access to all files (including emails, documentation, website, Facebook, social media, etc.), knowledge of all programs and passwords, inspect the Association’s Inventory List, List of all Contacts (Names/phone numbers/email addresses) of employees, contractors, lawyers, all points of contact for full operation of the association.
